WHEREAS, on July 13, 2009, James E Watson, Jr, and Marjorie Connell Watson, as joint tenants with full rights of survivorship executed a certain Deed of Trust to Commonwealth Land Title Company, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc, as nominee for Sun West Mortgage Company, Inc, its successors and assigns which Deed of Trust is of record in the office of the Chancery Clerk of Yazoo County, State of Mississippi in Book 374B at Page 0181; and confirmed by Chancery Cause No. 20-cv-00047; and WHEREAS, William M. Savage y was appointed Special Commissioner by order of the Chancery Court dated May 6, 2021, in Chancery Cause No. 20-cv-00047 and was instructed to judicially foreclose on the subject property; and WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, and the Chancery Court, having requested the undersigned Special Commissioner to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale. COMPLAINT TO REMOVE CLOUD ON TITLE
COMES NOW PLAINTIFF and files its Complaint to Remove Cloud on Title and in support thereof states as follows:
1. Defendant is an adult resident of Yazoo County, Mississippi and may be served with process of this Court at 951 East 14th Street, Yazoo City, Mississippi 39194.
2. Plaintiff is the owner of the legal and equitable title to the following described property, whose street ad- dress is 1520 Park Avenue, Yazoo City, Mississippi 39194 (hereafter "The Property"):
Lot seven (7) of the subdivision of part of Lot 60 Parklawn Subdivision, part of Lot 24 Lintonia Plantation, Yazoo City, Mississippi, as shown in Plat Book 7 at Page 3 of the records of the Chancery Clerk of Yazoo City, Mississippi.
3. Plaintiff and Defendant entered a “Lease-Purchase Agreement” for the Property on or about February 28, 2009. A true and correct copy of the Lease-Purchase Agreement is attached hereto as Exhibit “A.” Defendant also executed a Promissory Note secured by a pledge of the Property in accordance with a Land Deed of Trust entered into between Plaintiff and Defendant. A true and correct copy of the Promissory Note is attached hereto as Exhibit “B.” A true and correct copy of the Deed of Trust is attached hereto as Exhibit “C.”
4. A “Ratification of Lease Purchase Agreement and Lease Purchase Assignment” was filed with the Chancery Clerk of Yazoo County on March 10, 2009. A true and correct copy of the Ratification is attached hereto as Exhibit “D.”
5. Defendant subsequently defaulted under the terms of the Lease Purchase Agreement. Pursuant to the terms of the agreement, Plaintiff exercised its right to terminate the agreement.
6. The Involuntary Cancellation of Lease Purchase Agreement and Notice of Eviction addressed to Defendant and dated October 31, 2011, was filed with the Chancery Clerk of Yazoo County, Mississippi, on November 1, 2011. The Involuntary Cancellation and Notice of Eviction was recorded at Book 390A Page 186 through 188. Exhibit “E.
9. Defendant having been properly evicted, and said eviction having been properly recorded, Plaintiff is entitled to have the Lease-Purchase Agreement removed as a cloud on the title.
WHEREFORE, PREMISES CONSIDERED, Plaintiff respectfully requests that the Court will enter Judgment for the Plaintiff removing and canceling the Cloud on Plaintiff’s title caused by the recording of the Deed (Ex. C), and for such other relief as the Court deems proper.

OFFER TO RECEIVE BIDS FOR LEASE OF SIXTEENTH SECTION LAND
The undersigned will receive sealed bids until 2:00 o’clock p.m., July 6, 2021 for the following hunting lease for a period of five (5) years. Beginning September 1, 2021 and ending
August 31, 2026 unless terminated or modified by County Board of Education as allowed in the lease.

By order of the Board of Education, advance payment of lease
and certification of Insurability will be required on all leases, due upon execution of Contract. (with-in fifteen day of awarding lease) 5% of bid amount will be made payable in the form of cashier’s check or money order at the time of bid. (Refundable if bid not successful). If the lease is not paid within 60 days of the due date, the lease will be voided and re-advertised with current leaseholder ineligible to bid. A performance bond in the amount of property taxes for the current year will be required. This bond will be for the final year of the lease but will be cancelled if any time the property taxes are not paid by March 31. The lease will be voided and re-advertised with the current leaseholder ineligible to bid.
The minimum bid will begin at the current price.
The County Board of Education reserves the right to execute timber deeds; oil, gas and mineral leases; and deed for rights of way serving power, gas, telephone lines and public roads.
All leases will be subject to the laws of Mississippi regarding the use of timber upon Sixteenth Section lands.
Lessees will be required to indemnify and hold harmless Lessor from any and all damages, claims or rights of action of any kind or nature whatsoever arising out of any acts of Lessees, their agents, servants, employees, guests or invitees, in the exercise of the rights granted in said lease. Lessee will also be required to procure general liability insurance in an amount to be determined by Lessor which will name Lessor as an insured under said policy or policies to protect Lessor from any and all damages or claims arising out of Lessees acts in the exercise of the rights granted under said lease.
Bid forms shall be secured from the Office of the County Superintendent of Education. All Bids are required to be submitted on such form, sealed in an envelope addressed to the Board of Education of Yazoo County School District, and marked on the outside of the envelope “BID FOR HUNTING LEASE or BID FOR AGRICULTURAL LEASE” along with the section number.
Each bidder must satisfy the Board of Education as to his ability to comply with the term of his bid.
The Board of Education reserves the right to reject any and all bids and to waive informalities.

DESCRIPTION: Operator proposes to open pit mine 22.5 acres to a total depth of 20 feet for borrow material. Sediment and erosion will be controlled by drainage ditches, diversion berms, and silt fences. Reclamation will be ponds with perennial grassed slopes.
This public notice is being distributed to interested persons and agencies to assist in developing facts on which a decision by the Office of Geology can be based. You are requested to communicate the information contained in this notice to any other parties whom you deem likely to have interest in the matter. All agencies and persons shall have until June 18, 2021, to submit comments, recommendations, or evaluations to the Office of Geology. Comments by an agency shall include an enumeration of permits or licenses required under the agency's jurisdiction.
If further information is needed, an agency may be furnished a copy of the notice of intent or permit application. Any person may inspect the permit application on the MDEQ website at
