TRUSTEE’S NOTICE OF SALE
WHEREAS, on the 1st day of April, 2011, Wade Hobbs and wife, Patsy Hobbs, executed a Land Deed of Trust to James H. Neeld, IV, Trustee for James H. Neeld, III and Sandra Neeld, Beneficiaries, recorded in Land Deed of Trust Bank 391B at Page 626 in the office of the Chancery Clerk of Yazoo County at Yazoo City, Mississippi; and             
WHEREAS, default having been made in the performance of the conditions and stipulations set forth by said Deed of Trust, and having been requested to do so by James H. Neeld, III and Sandra Neeld, the holders of the indebtedness secured and described by said Deed of Trust, notice is hereby given that I, James H. Neeld, IV, Trustee, by virtue of the authority conferred upon me in said Deed of Trust, will offer for sale and will sell at public outcry to the highest and best bidder for cash, between the hours of 11:00 O’clock A.M. and 4:00 O’clock P.M., at the front door of the Yazoo County Courthouse located at 207 E. Broadway Street, Yazoo City, MS 39194, on the 28th day of September, 2012, the following described land and property, being the same land and property described in the aforesaid Deed of Trust dated April 1, 2011, recorded in Land Deed of Trust Bank 391B at Page 626, situated in Yazoo County, Mississippi, to-wit:
Street Address:   2006 E. Sunset Drive, Yazoo City, Mississippi, Yazoo County
LOT 91 OF THE FOURTH ADDITION TO THE BELLA VISTA SUBDIVISION ACCORDING TO AMENDED PLAT THEREOF IN PLAT BOOK 7, PAGE 29 OF THE RECORDS OF YAZOO COUNTY, MISSISSIPPI.
ALSO A STRIP OF LAND APPROXIMATELY 50 FEET IN WIDTH LYING ADJACENT TO AND EAST OF SAID LOT 91 OF THE FOURTH ADDITION TO THE BELLA VISTA SUBDIVISION ACCORDING TO AMENDED PLAT THEREOF IN PLAT BOOK 7, PAGE 29 OF SAID RECORDS, IT BEING THE INTENTION TO CONVEY AND THERE IS HEREBY CONVEYED A PART OF THE STRIP OF LAND CONVEYED BY J. P. SARTAIN TO LACO, INC. BY DEED DATED MARCH 7, 1966 RECORDED IN BOOK 37A, PAGE 265 OF THE YAZOO COUNTY RECORDS.
The undersigned believes that his title as such Trustee is good, but he will convey on such title as is vested in him by the Deed of Trust aforesaid.
